Looking back on this year we have seen a dramatic change on what prospective city dwellers are asking us for. Yes, they want the city centre location with everything city living offers at their doorstep but now they want longer tenancies (the average stay with us is now over two years).

With this in mind perhaps it might be time to break from the norm and look at unfurnished properties as an option. Gone are the days when unfurnished meant that all you got was a set of boxes to live in with a front door and windows. With the city centre apartments still relatively new you are getting the beautiful bathrooms, the fitted kitchens with electrical appliances like built in ovens, hobs, washing machines, and fridge freezers. What you are not getting are the sofas and beds.

Yes, furnished apartments are still the driving force of enquiries but with people wishing to stay in good quality accommodation with the knowledge of stable rents they are looking at longer term tenancies and as such making their place their home rather than accepting the landlord’s furnishings.

This year we have seen unfurnished lets increase to nearly 25% of our stock with the likes of larger corporate landlords realising that perhaps this is the way forward.
