SPRING TIME SELLING

Selling your house or flat can be a complicated business, especially if you’re not sure about the local market but putting it up for sale at the right time of the year can have a positive impact on the interest you receive.
Obviously judging the best time to sell is not always an exact science as it’s affected by a number of factors; market conditions, location and the way in which you present your property. That being said, Spring does traditionally tend to be a more popular time to sell with an inflated number of buyers in the market, the added benefits of completing your move in the summer and of course the benefits of the weather (hopefully) making your garden or balcony that little bit more appealing!
With more properties sold than any other season, spring remains a season offering the greatest choice so if you desire a wide selection of properties to choose from then spring may just be the best time to start searching or selling. The increase in longer and warmer days always puts people in a good mood and encourages them to think about the future, making more likely to start their property hunt.
Across the UK we have seen both buyer and seller interest returning to the market as we move further from the Brexit vote and confidence returns. In line with the wider UK property market, the Leeds market has been reasonably quiet over the winter months, not helped by the long winter. However we are now starting to see those seasonal green shots with increased levels of traffic in terms of both buyers and sellers and the recent Halifax price index supported this with a monthly increase of 1.5% which can only be good news for those considering a sale.
If you don’t feel you’re quite ready to start selling, then we would never advise rushing into such a big decision. If you do rush to get your property on to the market, then you probably won’t spend the time required to present it in its best light and you could be setting yourself up to receive a disappointing level of interest.
